Biltmore Fashion Park is being built on 33 acres at the northeast corner of 24th Street and Camelback Road. Macerich, which owns the 33-acre Biltmore Fashion Park on the northeast corner of 24th Street and Camelback Road, is partnering with Red Development to build a high-rise at 26th Street and Camelback.

It’s zoned for a building up to 165 feet, but before any construction begins, Josh Bednarek, director of the Phoenix Department of Planning and Development, said the plans will be reviewed.

“Not only our planning and development team, but also our partners in transit and fire will be reviewing it thoroughly. We will look at every aspect of the Camelback East Core specific plan and zoning ordinance and compare it to any other prior stipulations,” he said. “All of those items would have to be addressed and deemed compliant or a potential public hearing would be triggered.”

Councilman Kevin Robinson, whose district includes Biltmore Fashion Park, asked about potential traffic issues.

Bednarek said a traffic impact study could lead to mitigation efforts.

“For example, there is a signal on 26th Street. There could be a case where improvements are made to that signal or other traffic control measures are installed on the surrounding property,” Bednarek said.

Developers say the mixed-use project will bring more restaurants and shops, pedestrian amenities and landscaping to an area that is currently paved.
